Real Facilities, a commercial real estate firm that represents tenants exclusively, recently assisted Bruce Mau Design in reclaiming its hold on a Toronto property in which it had invested several thousands but was at risk of losing tenancy.
In 2009, Bruce Mau Design (BMD) had invested significantly in redesigning a 17,850-square-foot brick-and-beam subleased space at 469 King Street in Toronto. Although the space and its terms satisfied BMD's needs in the short term, the sublease had no provision that allowed BMD to stay past the term of the lease. Knowing Real Facilities works exclusively on behalf of tenants, BMD engaged Real Facilities to negotiate a more secure lease with its landlord. Real Facilities' Harvard-trained negotiations team developed a proactive strategy that secured outstanding tenant rights for BMD, including prominent street-level building signage along heavily travelled King Street.
