Starlight Childrens Foundation

The Starlight Children's Foundation is a non-profit organization dedicated to helping seriously ill children and their families cope with their pain, fear and isolation through entertainment, education and family activities that take place in and out of the hospital. What makes Starlight unique is that they are there for the entire journey—from the emergency room to recovery. The foundation has chapters and offices located throughout the United States, Canada, the United Kingdom, Australia, and Japan.

The Challenge

Working out of approximately 9,300 square feet in low cost “flex” (office/warehouse) spaces in two locations in Markham, ON, Starlight’s real estate situation simply wasn’t efficient for its daily operations. The quality of the premises were poor and therefore not conducive to executive or sponsor meetings, and the locations were inconvenient for volunteer staff requiring public transportation. When new management took over its operations, they upgraded Starlight’s business plan, which included a move to a more respectable environment within the Municipality of Toronto.

Savills Response

Savills initiated its FLOW™ process, beginning with a detailed analysis of Starlight’s requirements. Savills then identified alternatives within the Toronto market, focusing on options that were low cost, built out and provided easy access to public transportation.

Savills found a space that required little to no investment, was built out with leasehold improvements, was perfectly matched to Starlight’s requirements, and was fully equiped with furniture. As the premises were only available on a short-term sublease, Savills unleashed its Harvard-trained negotiation team to simultaneously negotiate the sublease at discounted rates and a head-lease extension (with extension rights), securing Starlight’s real estate for five years and beyond.

The Solution

Starlight now enjoys a magnificent space in an economical but professional office building well suited for the desired image of a non- profit charitable organzation. The space is conveniently located on Consumers Road, easily accessible by both vehicular and public transportation. The solution translates to a reduction in real estate costs of close to 40%.
